Spokane
Spokane is the heart of the market we serve, and every program on this site applies here: first-time buyer guidance, conventional and FHA financing, VA loans, and Washington's assistance programs. From the South Hill to the north side, the housing stock spans century-old craftsman homes to brand-new construction, and the right loan depends on the property as much as the buyer. Our office sits minutes away in Spokane Valley, so in-person meetings are easy when you want one.
Spokane Valley
Home base. The office is at 11703 E Sprague Ave, Ste B-2, Spokane Valley, WA 99206, and plenty of clients simply stop in. Spokane Valley buyers see a broad mix of established neighborhoods and newer developments, and because this is where we live and work, the local knowledge runs deepest here. Phone and video work just as well if that is easier.
Liberty Lake
Liberty Lake keeps growing, and it sits right on the Washington-Idaho line. That state line matters for financing: Teddy is licensed in both Washington and Idaho, so buyers comparing homes on both sides of the line work with one loan officer and one process instead of starting over at the border. It is a genuinely useful advantage in this corridor.
Cheney and Medical Lake
Cheney is home to Eastern Washington University, and together with Medical Lake it anchors the west plains. Two things matter for buyers here: many addresses in these communities typically fall within USDA-eligible territory (eligibility is address-specific, so we check the current map), and the proximity to Fairchild Air Force Base means VA loan guidance comes up constantly. Both are conversations we have every week.
Mead and Deer Park
North of Spokane, Mead and Deer Park offer acreage, newer construction, and room to breathe. Outlying addresses here also often sit within USDA-eligible territory, which surprises buyers who assumed that program was only for deep-rural areas. If you are looking north, it is worth checking the map before ruling anything out.
Eastern Washington and North Idaho
Beyond Spokane County, we work with buyers across Eastern Washington, and the Idaho license means Coeur d'Alene and Post Falls buyers can use the same team without missing a step. Teddy is licensed in Washington, Idaho, Montana, Oregon, and Colorado, and the process runs phone-and-video-first, so distance never slows a file down.
