Homebuyer Education

Homebuyer education, clearly explained.

Teddy Urlacher helps Spokane-area buyers understand what homebuyer education covers, when it is required, and how to find an approved class.

What is a WSHFC homebuyer education seminar?

A WSHFC homebuyer education seminar is a commission-sponsored class covering budgeting for homeownership, comparing loan types, making an offer, navigating inspections, closing on the home, and the ongoing responsibilities of owning it. It's required before you can use WSHFC programs like Home Advantage, and it's typically free or low cost.

The class is designed for people who have never bought a home before, but it's useful for anyone who wants a clear-eyed look at what ownership actually involves beyond the closing table. It walks through the full timeline: getting your finances in order, understanding the loan options in front of you (see our first-time buyer guide), working with an agent, and what happens after you have keys in hand.

If you plan to use WSHFC down payment assistance, this class is a required step, not an optional one. Our down payment assistance page covers how that assistance fits together with the seminar.

Why does Washington require the class for assistance programs?

Washington requires the seminar because prepared buyers succeed more often after closing. The commission wants anyone using state assistance to understand exactly what they're committing to, from the mortgage itself to the ongoing costs of owning a home, before they sign anything.

Down payment assistance lowers the upfront barrier to buying, but it doesn't remove the responsibilities that come with a mortgage and a house. The seminar exists to make sure that gap doesn't turn into a surprise a year or two after closing. It's a condition of the assistance, not a formality tacked on at the end.

How does homebuyer education fit into the loan process?

Homebuyer education and the lending conversation work best when the lessons connect to your actual buying plan. Teddy can help you understand how the class requirement fits with pre-approval, assistance programs, and the questions that come up before you apply.

The approved class provides the curriculum, while Teddy can help explain how those lessons relate to the next steps in your mortgage process. That keeps education useful without blurring the difference between loan guidance and the WSHFC-approved course itself. You can read more about Teddy's background on the about page.

How do I find an approved class?

Find a commission-sponsored class through wshfc.org. If you are unsure whether a class is required or where it belongs in your timeline, Teddy can help you understand the next step before you register.
